Šimanovci – Phase 4

The storage space of 15670 m2 in the industrial zone 5.1 in Simanovci

About the project

After successfully completing the construction of three logistics facilities in the industrial zone 5.1 Šimanovci, we began the construction of the fourth and largest building of 15670 m2 in size. The building is located not far from the existing built objects that have found their use. We started the works in April 2018. The facility is also accompanied by parking lots for cars, vans, trucks and lorries. The project was done in accordance with all the international standards, including standards of FM Global sprinkler system, as well as the standards of energy efficiency of the building. Excellent geographical location allows rapid development of the industrial zone in Simanovci 5.1.

I.P. B. Industrial Park Belgrade is located right next to the Belgrade-Zagreb highway (E70), on the 20th kilometer from Belgrade in Šimanovci. It is directly connected to the highway, without the need for paying a toll from Belgrade. It is located 10km away from Belgrade airport “Nikola Tesla” as well as cargo customs terminal, and only 30 km away from the port of Belgrade and Belgrade’s part of Corridor 10 highway. It is directly connected to the ring road around Belgrade so you can turn to any desired destination, without entering the city: The direction Zagreb through Ljubljana to Italy. In the direction of Novi Sad via Subotica to Hungary. Towards Niš via Skopje to Greece. In the direction of Čačak via Užice to Montenegro. In the direction of Bijeljina and Banja Luka towards B & H.

LOGISTIC PARK The logistics park is inhabited by different users and providers of services in the field of logistics, transport and similar complementary and related systems and services. The logistic park can contain more distribution centers and different terminals, warehouses (wholesale, retail or importer), shopping centers, various value added logistics (VAL) activities, etc.. Locating fixed objects in the supply chain, which applies to logistics centers, represents important elements in adopting decisions that affect the entire network. Transport infrastructure is one of the most important elements of logistics infrastructural works. Logistics centers must have access to well-developed transport infrastructure (access roads / highways, railways, etc.). Availability of the logistics center in relation to other logistics centers, and their connection with the transport network, is essential for the success of the center. This means that the transport infrastructure is one of the most important elements that should be included in the process of determining the location of the logistics center.

Šimanovci – Phase 3

The storage space of 7244m2 in the industrial zone 5.1 in Šimanovci

About the project

After successfully completing the construction of the first two logistics facilities in industrial zone 5.1 Šimanovci, we began the construction of our next facility of 7244 m2. The building is located next to the existing built objects that have found their use. The third logistics facility is located on a plot of 22832 m2, its height is over 14 m and it is classified as a high-rack warehouse. The works have started in February 2017. and the completion is planned for August 2017. The facility area includes parkings for cars, vans, trucks and lorries. The total number of parking places is 39.The project was done in accordance with all the international standards, including standards of FM Global sprinkler system, as well as the standards of energy efficiency of the building. Excellent geographical location allows rapid development of the industrial zone in Šimanovci 5.1.

Šimanovci – Phase 2

Storage area of 11350m2, leased to the company Milšped

About the project

Immediately after completing the first logistics facility in the industrial zone 5.1 Šimanovci, we began the construction of our next building with the area of 11350m2. The second logistics facility is located on a plot of 3,59 ha, and it is situated next to the already constructed and leased object. Construction works started in August 2015. and on 14.09.2016. the object was officially leased to the company MILŠPED for a term of 5 years. As also said for the first object, we finished complete logistics and transport routes in the length of 5km for heavy traffic as well, brought the optical cable and ensured uninterrupted power supply of 8 MW.The second facility was also built in accordance with all the international standards, including standards of FM Global sprinkler system, as well as the standards of energy efficiency of the building.

11500 m2 warehouse space leased to the company MILŠPED

About the project

In March 2014. I.P.B. began with the construction of its first storage facility in the industrial zone in Simanovci 5.1. The building area of 11500 m2 is situated on a plot of 4.74 ha in size. The project was done in accordance with all the international standards, including standards of FM Global sprinkler system, as well as the standards of energy efficiency of the building. Construction of the building lasted for 15 months and on April 1st it was leased, under the term of 10 years, to the company MILŠPED, which is one of the most famous shipping companies in the region. We finished complete logistics and transport routes in the length of 5km for heavy traffic as well, brought the optical cable and ensured uninterrupted power supply of 8 MW. Excellent strategic position allows rapid development of the industrial zone 5.1 in Simanovci.

LOGISTICS CENTERS Logistic centers are formed in order to provide complete logistics services, introduce modern logistics technology, increase effectiveness and efficiency of transportation, concentration of goods, traffic and logistics activities, reduce tied capital, create conditions for the efficient development, etc. Common features for almost all logistics centers are: handling of goods and transport flows, warehousing and storage of goods, the formation of loading units, preparation of accompanying documentation for the shipping units, supporting a range of services in terms of transport.

Since the detailed regulation plan has been adopted, there is no possibility of subsequent changes which gives the investors great security. Investments in the industrial zones, such as ours, are stimulated by specific national legislative acts. The local community and municipality also provide a range of investment benefits that, with the lowest tax on profits in Europe of only 10%, give the investor a major initial advantage. There are also subsidies and incentives for hiring local workforce, which is highly educated, has strong work discipline and is readily available in this region. By producing in The Industrial Park Belgrade, you get the right to a free export-import regime with Russia, Belarus, Republika Srpska and soon other regional countries as well.
